To help you understand what’s covered by your rental rate at most apartments, we have put together a list of what most apartments in downtown Phoenix include in their monthly rental rate.

3 Things Typically Included in Downtown Phoenix Apartment Rent

1. Access to Community Amenities

To keep up with the market, most apartments in downtown Phoenix offer a full range of amenities and optional upgrades.

At minimum, luxury apartments typically include a pool, fitness center, and co-working spaces. However, some new developments offer residents unique amenities such as yoga and spin rooms, grilling areas, spas, saunas, rooftop decks, pet spas and more.

One of the best ways for newer developments to differentiate themselves from the competition is through amenities, so make sure to check out your options before signing a lease. Access to these amenities is typically included in the base monthly rental rate.*

2. Security

We understand that safety is a top priority for many residents, and while it differs by apartment complex, most apartment complexes in downtown Phoenix offer controlled, secure access to parking, amenities and apartments.*

Fob systems with electronic key locks to individual units and amenities are commonly used to control apartment building access in downtown Phoenix. Other security measures may include complex-wide video monitoring, onsite security or patrol officers.

Be sure to ask the apartments that you are interested in about which security measures they take.

3. Basic Utilities

While access to community amenities and security are typically included in your base rent, other utilities are covered by additional lease charges.

In downtown Phoenix, utilities such as garbage, internet and cable, may be included as a flat additional fee in your total monthly rate. You may see these referred to as a “trash fee” and a “technology fee.” In downtown Phoenix, trash fees typically range from around $5 to $26 each month, while technology fees can range from around $50 to $150 per month.

Other utilities, such as water, electricity, gas and sewage will not be covered in your rental rate and will be charged by a third party company, such as Conservice. Unlike a technology or garbage fee, which you would likely see in your Resident Portal, you will typically pay for these utilities through a separate, third party company’s portal.

Some additional charges are optional, while others are required. Additionally, the utilities that are or aren’t included at each property varies, so it’s best to ask when touring each property.
